The rapid growth of e-commerce, food distribution, and temperature-sensitive supply chains created increasing demand for modern cold storage space throughout Central Ohio. Anticipating the region’s future needs, the owner set out to develop a portfolio of speculative cold storage facilities capable of serving a wide range of tenants and operational requirements. The challenge was to create highly adaptable facilities that could accommodate evolving market demands while maximizing storage capacity and operational efficiency.

Our team partnered with the owner to deliver three state-of-the-art cold storage facilities designed for flexibility and scalability. Each facility was planned to support multiple tenants and provide up to three distinct temperature-controlled environments within the warehouse, allowing users to customize operations as business needs evolve. With 50-foot clear heights, the buildings maximize storage density and operational efficiency. Together, these facilities strengthen the region’s cold storage network and position the owner to meet growing demands in a competitive logistics market.
