Rockefeller Logistics Center

The Challenge

The goal of Rockefeller Logistics Center was to redevelop a badly contaminated and abandoned chemical manufacturing brownfield site with the ability to provide a combination of speculative and build-to-suit opportunities.

The Solution

M+H designed the site to maximize the developable area, including six buildings ranging in size from 200,000 to more than 800,000 square feet. The configuration can accommodate users with a wide variety of size and infrastructure requirements. Building 1 was built speculatively and later fitted out for two tenants. Building 2 started speculatively, was fully leased during construction and then modified for Best Buy. It features 36-foot clear ceiling heights, 137 cross-docked loading positions and 195-foot truck docks. The remaining buildings were constructed for specific tenants on a build-to-suit basis.
