M+H helped Green Street in developing River City Business Park, a 54-acre site in the City of St. Louis incorporating features of a “master-planned”, business campus traditionally offered at “greenfield” locations. These features include new and efficient building construction, coordinated landscaping and common area amenities, security enhancements, shared parking and contemporary signage. The Project will be the first “green business park” within the City of St. Louis and one of a select few in the State of Missouri.
The Project provides the opportunity to construct build-to-suit projects in the city over multiple phases with each phase containing one building and related parking. Each building is planned to meet LEED, sustainable standards. In partnership with the St. Louis Development Corporation, the River City Business Park is the result of a multi-year effort to implement and execute a multi-million dollar brownfield remediation of the former Carondelet Coke plant. The Project will anchor the attraction and/or expansion of new and existing businesses by offering new, high-quality flex and production space that has previously been difficult to find in the City of St. Louis.
Construction of Building I is to start in fall of 2015, with site work currently in progress. The 125,000 SF building will feature up to 4 tenant spaces and have a clear height of 28’. It will be constructed with a steel framed, load bearing exterior tilt wall and TPO roofing.
