A new, approximately 125,005 SF speculative tilt-up distribution building within the River City Business Park in St. Louis City, Missouri. This development is on the former Carondelete Coke site, which is now a fully remediated brownfield site. It is one of the largest pieces of vacant ground located in the city limits.
The building is known as Building I, Lot A. The building consists of concrete tilt panels with concrete foundation and slab on grade with typical load bearing spread footings. The clear height is approximately 28’-0” to the lowest point of the bar joist/steel roof structure. The project is a shell building without any interior finish office space. The building is designed to have four tenant entry points on the south elevation, with dock doors and drive-in ramps on the north elevation. The project is hoping to achieve a USGBC LEED “Certified” rating.
“The significant public and private investment means that this old eyesore can soon become a business park that will again generate jobs and commerce for the City of St. Louis,” said Mayor Francis Slay.
